Hello Homeowners!

                I hope everyone has survived the summer and is ready to face what could be an interesting winter.  First of all, the 4th Quarter Invoices have all been sent out.  If you did not receive your invoice or if there are questions about your invoice, please contact us (foxridgehoaboard@gmail.com) so we can rectify the issue.  We also would like to let everyone know that we have added PayPal as another means to pay your HOA dues.  Simply search for @FoxRidgeHOA on your PayPal app and submit your payment.  You can still make your payments with VENMO (@FoxRidge-HOA).  No matter which way you choose, please make sure you identify your address on the payment so we can make sure it is applied to the correct account.

                The next order of business is our proposed 2024 Operating Budget.  If you go onto the Fox Ridge HOA website ( www.foxridgehoamedicallake.org ), click on the tab at the top of the page labeled Covenants, Minutes & Documents.  Scroll down the page until you see the section for Budget and Ballot Documents.  Here you will be able to view 2 documents which shows a comparison of the 2023 budget with the proposed 2024 budget.  The other document shows this same comparison but adds an additional column showing what we have spent on those categories so far in 2023.  As you will see on the comparison, our budget remains very much the same for 2024, with only a couple of very minor adjustments to a couple of the categories based on fee increases imposed by the service vendors.  There are 2 specific expenses that I would like to address for clarification, “legal fees” and “mail/postage”.  Both of these expenses are paid up front by the HOA but are then added to the delinquent homeowners account to recoup those expenses.  If you have any questions about the proposed budget or our expenses, please contact us for clarification.  We ask that you mark a selection on the enclosed ballot to identify your vote for Agenda Item #1.

                Agenda Item #2 covers a proposal to allow our HOA to conduct official voting using “Electronic/Online Voting”.  This is a concept that has been approved by the State of Washington, during the COVID 19 pandemic, as a means to allow Community and Housing Associations to move forward with business issues that arise.  We have researched quite a few different companies/platforms that offer this type of service, but have not made a decision on one before we receive input from the homeowners of our community.  All of the companies cite a high level of security, printable reports, and measures that ensure only 1 vote per household.  It is our intent to make this a supplemental voting option, allowing those individuals who prefer to vote on paper, in person, or by proxy to continue that way.  One of the main benefits of adding this option is that it can increase the participation of the homeowners to vote on HOA business, allowing us a better chance of achieving the required quorum to conduct business.  This is an area we have consistently struggled with.  Homeowners would be able to submit their vote from their computer or cell phone, by entering their PIN and registering their vote.  This could greatly increase our ability to tackle some of our biggest issues, such as updating our CC&Rs/Bylaws, annual budget measures, and nominating and voting for the members of your HOA board.  If you have questions or concerns about this proposal, please contact us.  We ask that you mark a selection on the enclosed ballot to identify your vote for Agenda Item #2.

                After you make your selections, please fill in your name, address and signature and return it to us either by mail or email.  All completed ballots must be received by November 24th, 2023, to be counted.             

The last thing we would like to discuss is some of the typical issues we deal with each winter:

  • If you haven’t already done so, you may want to get your sprinklers blown out. Temperatures are changing quickly, and this small service could save you a lot of money and headache come spring.
  • Parking on the street after a snow fall of at least 3 inches is prohibited by the City of Medical Lake. This allows the snow plows the space needed to do their jobs safely.  Also, some of the streets are narrower than others, so parking on the street can be hazardous.
  • After a snowfall, homeowners are responsible for clearing the snow off of their driveways and sidewalks in front of your homes.
  • Homeowners are also required to clear the snow around the community mailboxes. I know for ours, there are a few of us who typically take turns making sure this is taken care of.  The Post Office carriers will not deliver mail to boxes that have not been cleared.
  • Now that we are well past the Labor Day weekend, the policy regarding the parking and storage of RVs, boats, and trailers is back in effect. These items must be parked either inside your garage, behind the fence on your property, or off site at a storage location.  They cannot be parked in your driveway or on the street.  Violators of this policy will be subject to fines for noncompliance.
  • Prior to starting a project on your property (i.e. fence installation, building sheds, solar panel install, etc.), please submit the appropriate request form either through the HOA email address or website. There is no cost to the homeowner associated with the request, and it will ensure that your project is in compliance with the HOA’s CC&Rs and Bylaws.
